BUILDING A NEW HOME

Currently building in several communities throughout the Tri-Cities call for details

  • CHOOSE A FLOOR PLAN: The community manager assists you in the selecting the floor plan that best suits your requirements.
  • CHOOSE HOME SITE: Select the home site, for your new home, from available lots. The community manager will ask you about your future plans to help you choose the perfect site your home.
  • PURCHASE & SALE AGREEMENT: The details of the base home are reviewed by your site sales agent. Next, you would put down your earnest money deposit and sign the purchase and sale agreement.
  • SECURING A LOAN: We encourage getting pre-approved, shopping for a loan before shopping for a home! If you haven't done that yet, once you've selected the home that's right for you, you can complete a loan application.
  • CUSTOM SELECTIONS: Now the fun part!! Many selections involve no additional cost, yet your free to also select various upgrades at this time. Remember, the best time to make improvements is when you buy the home. Upgrades and standard features occur within 7 days of the Purchase & Sale.
  • PRE-CONSTRUCTION: You'll meet with the builder to completely review the plans for the home and answer any questions.
  • PERMIT: When drawings and selections have been completed we will submit your plans and should have permit within 3 to 6 weeks.
  • FOUNDATION: Your home is positioned on the site according to the plot plan. Your foundation is then poured. Total construction time will be 90 to 150 working days.
  • FRAMING: Your home is framed and the roof is installed according to your plans.
  • ELECTRICAL WALK: You'll be asked to meet on-site to scrutinize all electrical items, i.e. where you want switches, etc. Also make exterior concrete changes at the electrical walk.
  • DRYWALL, PAINT & FLOORS: Finish carpenters put up the woodwork and install doors and cabinets. Experienced craftsman install floor coverings and your home is almost complete.
  • CLOSING INSTRUCTIONS: You will be contacted by our community manager to set up a time for your home owner orientation meeting and to sign papers on your new home.
  • QUALITY CONTROL WALK-THRU: Your construction manager finishes a quality control checklist to ensure that your home is complete to National Association of Homebuilders Industry Standards.
  • HOMEOWNER ORIENTAION: This is an opportunity to become familiar with your new home, how the appliances and equipment operate and details of your warranty.
  • 100% COMPLETE HOME: We are proud to present a home that is 100% complete and that is built to specifications. 
  • CLOSING: You will sign your papers at the Title and Escrow company. As soon as all the documents are recorded, congratulations you are a new homeowner! You will then receive your keys from and your warranty starts.
  • MOVE-IN: Call your friends and relatives or moving company. It is time to move into your new custom Home!
